    PROCEDURE: The property will be offered in one tracts or a combination of both. Bid on individual tracts any combination of tracts or on the entire property. The property will be sold in the manner resulting in the highest total sale price.

    DOWN PAYMENT: $2,000 down. The down payment may be made in the form of cash, cashiers check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

    ACCEPTANCE OF BID PRICES: The Successful Bidder will be required to enter into a purchase agreement at the auction site immediately following the close of the auction. Seller reserves the right to reject any and all bids.

    EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.

    DEED: Seller shall provide a Warranty Deed(s).

    CLOSING: Targeted closing date will be approximately 30 days after the auction. Costs for an insured closing shall be shared 50:50 between Buyer(s) and Seller.

    POSSESSION: Possession shall be at of closing.

    REAL ESTATE TAXES: Will be prorated to closing date.

    ACREAGE: All acreage, dimensions and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.

    SURVEY: A new survey will not be provided. If a new survey is necessary for financing it will be at buyers expense.
