Tract 2: 23± ac home and buildings, fronting Big Round Ave. & 80th St. This tract is improved with a 1½ story frame home containing approx. 1350 sq. ft. There is a living room with large brick fireplace, kitchen, full bath, bedroom and office with vaulted Cedar ceiling and Walnut floor, all on the main floor. Upstairs are 2 bedrooms with a shared Cedar closet. The exterior is vinyl siding, shingle roof and a large vinyl deck. The home has a propane furnace and well water. Shop Building: 50 ft.x 100 ft. pole construction with a full concrete floor, center drain and (2) 14 ft.x20 ft. sliding machine doors. PROCEDURE: The property will be offered in 5 individual tracts, any combination of tracts and as a total 520-acre unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may compete.

DOWN PAYMENT: 10% down payment on the day of auction for individual tracts or combinations of tracts. The down payment may be made in the form of cashiers check, personal check, or corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

ACCEPTANCE OF BID PRICES: The real estate is selling at Absolute Auction, without reserve. All successful bidders will be required to enter into a Purchase Agreement at the auction site immediately following the close of the auction.

FARM LEASE: The real estate is selling subject to a farm lease agreement, which expires December 31, 2015.

EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.

DEED: Seller shall provide Warranty Deed(s).

CLOSING: The balance of the purchase price is due at closing which will take place on or before October 30, 2015, or as soon thereafter as survey, title commitment, and sellers closing documents are prepared. Cost for an insured closing shall be shared equally (50:50) between Buyer(s) and Seller.

POSSESSION: Possession shall be granted at closing subject to the farm lease, which expires December 31, 2015 on Tracts 1, 3, 4, & 5. Possession of Tract 2 shall be granted on or before November 1, 2015, subject to a successful closing.

REAL ESTATE TAXES: Seller shall pay taxes assessed against the property for 2015 (due in 2016). All future taxes will be the responsibility of the Buyer(s).

PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries and due diligence concerning the property. Inspection dates have been scheduled and will be staffed with auction personnel. Further, Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property. No party shall be deemed an invitee of the property by virtue of the offering of the property for sale.

ACREAGE: All tract acreages, dimensions, and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.

SURVEY: The Seller shall provide a new survey where there is no existing legal description or where new boundaries are created by the tract divisions in this auction. Any need for a new survey shall be determined solely by the Seller. Seller and successful bidder shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Sellers option and sufficient for providing title insurance. Combination purchases will receive a perimeter survey only.

FARM PRESERVATION AGREEMENT: The real estate is being sold subject to the aforestated agreements. Copies of these agreements can be obtained by contacting the Auction Company, or attending one of the property inspection periods.

AGENCY: Schrader Real Estate & Auction Company, Inc. and its representatives are exclusive agents of the Seller.
