Turn left (east) on Fairview Rd. and travel 0.4 mi. to the property on the right (south) side of the road. TRACTS 6-10: From the intersection of US-75 & NE-370, on the south side of Bellevue, travel south on US-75 4.2 mi. to the LaPlatte Rd. Turn left (east) at LaPlatte Rd and travel 1.8 mi. to Harland Lewis Rd. FOR TRACT 6: Turn left (north) on Harland Lewis Rd. and travel 1.1 mi. to the property on the right (east) side of the road. FOR TRACTS 7 & 8: Continue on Harland Lewis Rd. and travel 0.4 mi. to the property on the right (east) side of the road. FOR TRACT 9: At Cunningham Rd. and travel 1.0 mi. to Elbow Bend Rd. DIRECTIONS: From the intersection of US-75 & NE-370, on the south side of Bellevue, travel west on NE-370 4.8 miles to Town Center Pkwy. Turn left on Town Center Pkwy and travel 0.1 miles to Olson Dr (1st right). Turn right onto Olson Dr. and Liberty Social Hall will be 0.2 miles on your left.



TRACT DESCRIPTIONS
Tract 1: 55± ac all productive tillable land with road frontage on Fairview Rd. and Fort Crook Rd. Current farming extends into County right-of-way. Mostly Smithland-Kenridge Soils.
Tract 2: 73± ac productive tillable land with frontage on Fairview Rd. Open ditch bounds this tract on the east. Mostly Smithland-Kenridge and Clamo-Zook-Kezan soils.
Tract 3: 19± ac mostly tillable land with frontage on Fairview Rd.
Tract 4: 119± ac terraced land with frontage on 5th Street.
Tract 5: 12± ac old homestead with several machine sheds (110 x 42 and 80 x 40) and grain storage (2 x 18,000 bu. bins with full floors and 15 hp airstream fans). Road frontage on 5th Street.
Tract 6: 76± ac all productive tillable land with road frontage on Harlan Lewis Rd. and Missouri River Rd. Primarily Onawa-Lossing and Onawa soils.
Tract 7: 161± ac mostly tillable land with road frontage on Harlan Lewis Rd. and Cunningham Rd. Productive Onawa-Lossing and Haynie soils. Grain storage: 13,500 bu. w/ 10 hp fan, 13,500 bu. and 20,000 bu. w/ Blount drier, all with full floors. Offutt AFB has landing lights adjacent to and several monitoring wells on this tract.
Tract 8: 143± ac all tillable land with easement access across Tract 7 to Cunningham Rd. Bordered to east by Bellevue Loop bike path. Includes Onawa, Onawa-Lossing and Gilliam-Onawa soils.
Tract 9: 130± ac mostly tillable land with access from Elbow Bend Rd. This tract borders the Bellevue Loop bike path on the west and the Missouri River on the east. A great mix of tillable and woods along the river. Access to the portion of Tract 9 north of the ditch does not include the improved crossing.
Tract 10: 64± ac mostly tillable tract contains primarily Onawa soils. Access to this tract will be via an easement to be in place prior to the auction.

PROCEDURE: Tracts 1 through 10 will be offered in individual tracts, in any combination of these 10 tracts, or as a total unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may compete. The property will be sold in the manner resulting in the highest total sale price.

DOWN PAYMENT: 10% of the accepted bid price as down payment on the day of auction with the balance in cash at closing. If the bidder pre-registers with the Auction Company on or before Wednesday, April 13, then cash or a personal check will be accepted for the down payment (contact Auction Company for a pre-registration form or visit www.schraderauction.com). If the bidder does not pre-register, a bank letter of credit or guarantee will be required with a personal check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.

APPROVAL OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. The auction bids are subject to the acceptance or rejection by the Sellers.

DEED: Seller shall provide Warranty Deed(s).

EVIDENCE OF TITLE: The Seller agrees to furnish an Owner's Policy of Title Insurance in the amount of the purchase price. Cost of the Title Insurance to be split 50:50 between Buyer and Seller. Any lender's Title Insurance and endorsements will be paid by the Buyer.

CLOSING: The closing shall take place by May 18, 2011 or as soon thereafter as applicable closing documents are completed by Seller. Seller and Buyer shall share 50:50 the cost of closing.

POSSESSION: Possession is at closing. Immediate possession for farming purposes is available with 20% down payment.

REAL ESTATE TAXES: The Seller shall be responsible for the 2010 calendar year taxes due in 2011 and the Buyer shall be responsible for the taxes due for 2011 calendar year and thereafter.

MINERALS: Sellers shall include with the sale of the real estate all mineral rights they own, if any.

SURVEY: The Seller shall provide a new survey where there is no existing legal description or where new boundaries are created by the tract divisions in this auction. Any need for a new survey shall be determined solely by the Seller. Seller and successful bidder shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Seller's option and sufficient for providing title insurance. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres, if a new survey is determined to be necessary by the Sellers.

ACREAGE AND TRACTS: All acreages are approximate and have been estimated based on current legal descriptions and/or aerial photos. Any corrections, additions, or deletions will be made known prior to the auction.

AGENCY: Schrader Real Estate and Auction Company, Inc., The Lund Company and its representatives are exclusive agents of the Seller.
