PROPERTY DESCRIPTION
Over the past several years the Owners of DF&D Ranch have developed over 2700 acres to center pivot irrigation. This impressive property is contiguous, containing 9698 acres total, which includes 2,320 acres of state leased land.
With some of the highest producing irrigation wells in the region, any corn producer will want to explore this property. There is approximately 4600 acres of grassland plus the 2320 acres of grassland leased from the State of Oklahoma. The Sellers have enjoyed the many benefits of owning this ranch. TRACT DESCRIPTIONS
Tract 1: 764± ac 143 Irrigated Acres, 351 Acres Pasture, Well with 2,989 GPM. Tract 1 has two irrigated circles. The pasture is a combination of meadow grassland along Beaver River and sand hill grass with a solar water tank system. There is underground irrigation pipe linking Tract 1 and Tract 2. Combine Tracts 1 & 2 for 621 irrigated acres. Excellent hunting along Beaver River.
Tract 2: 511± ac 208 Irrigated Acres, 303 Acres Pasture. Tract 2 is situated on the southside of Beaver River and offers a great combination of irrigated land and meadow pasture with good cover for white tail hunting. There is an underground irrigation pipe linking Tract 2 to Tract 1. Combine with Tract 1 for a total of 1275 acres with 621 irrigated.
Tract 3: 436± ac 342 Irrigated Acres, 94 Acres Pasture, Well with 2,512 GPM. Tract 3 is situated along Beaver River and has an underground irrigation pipe linking it to Tract 4. Combine Tracts 3 & 4 and purchase 908 acres with 540 irrigated acres. Excellent hunting along the Beaver River corridor.
Tract 4: 472± ac 198 Irrigated Acres, 274 Acres Pasture. Tract 4 is linked to Tract 3 through an underground irrigation pipe. Combine the two tracts for 540 irrigated acres with excellent hunting and meadow pasture land. There are working pens, well and livestock water tanks.
Tract 5: 690± ac 342 Irrigated Acres, 348 Acres Pasture, Well with 2,865 GPM. Tract 5 provides a strong well and combination of meadow grass and woods along Beaver River. There is an underground irrigation pipe system linking Tracts 5 & 6. Purchase both tracts for a total of 1485 acres with 588 irrigated acres.
Tract 6: 775± ac 246 Irrigated Acres, 529 Acres Pasture. Tract 6 is along Beaver River with 540 pasture acres and a solar water tank system. Linked to Tract 5 via an underground irrigation pipe system. Combine Tract 6 with Tract 5 for a total acreage of 1485 and 588 irrigated acres.
Tract 7: 688± ac 342 Irrigated Acres, 346 Acres Pasture, Well with 2,658 GPM. Tract 7 offers irrigation with strong water and nearly an equal acreage of native sandhill grass. There is an underground irrigation pipe system linking Tracts 7, 8 & 13. Combine all these tracts for a total acreage of 1569 with 952 irrigated acres. Great hunting and meadow grass along Beaver River.
Tract 8: 257± ac 125 Irrigated Acres, 132 Acres Pasture. Tract 8 has frontage and access off Hwy 64. The irrigation water comes from Tract 7 currently. This is a great tract by itself or in combination with Tracts 7, 9, 13 & 14.
Tract 9: 504± ac 500 Acres Pasture. Tract 9 fronts Hwy 64, is native grass and is improved w/ a corral, working pens, a 12’x84’ steel platform truck scale and a 20’x80’ livestock shed with loading chute. There is a ranch style modular home with 4 bedrooms, kitchen/dining area, living room, 2 full baths and utility room. A great setting for a home & cattle working facilities.
Tract 10: 1,475± ac All Pasture. Tract 10 is an excellent native grass tract with frontage and access on Hwy 64. There are three windmills. Combine with Tracts 11 & 12 and control nearly 4000 acres of native grassland.
Tract 11: 128± ac Mostly Pasture. Tract 11 is a native grass tract, combine with Tract 10 for more grassland or with one or more of the irrigated tracts and expand your water availability for irrigation.
Tract 12: 2,320± ac Tract 12 is owned by the State of Oklahoma and is being leased to DF&D Ranch. The lease will be assigned to the high bidder. A copy of the lease is available by contacting the Auction Company. Comprised of native grassland and fronting Hwy 64.
Tract 13: 624± ac 485 Irrigated Acres, 139 Acres Pasture, Well with 757 GPM. This tract has frontage on St. Hwy 283 and County Rd frontage on all other sides. In addition to the irrigation well on this tract, it is linked to the irrigation well on Tract 7 through an underground pipe system. Combine with Tracts 7 & 8 for a total acreage of 1569 with 952 irrigated acres.
Tract 14: 54± ac 50 Acres Pasture. This tract fronts Hwy 283 and is improved with a brick ranch style home containing approximately 2600 sq. ft. The home has 4 bedrooms, 2 full baths, kitchen with modern cabinetry, living room with fireplace, family room, formal dining room and eat in kitchen area, enclosed sun porch, office and basement. The home is heated with an electric furnace and has central air. Other improvements include a 27’x30’ garage (detached), 10’x40’ livestock shed and working pens. The property is fenced.

AUCTION TERMS & CONDITIONS

PROCEDURE: Tracts 1 through 14 will be offered in individual tracts, in any combination of these 14 tracts, or as total unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations, and the total property may compete. The property will be sold in the manner resulting in the highest total sale price, subject to Sellers acceptance.

DOWN PAYMENT: 10% of the accepted bid price as down payment on the day of auction with the balance in cash at closing. If the bidder pre-registers with the Auction Company on or before Wednesday, April 6 then cash or a personal check will be accepted for the down payment (contact Auction Company for a pre-registration form or visit www.schraderauction.com.) If the bidder does not pre-register, a bank letter of credit or guarantee will be required with a personal check, OR bidder must present a $5000 cashiers check with a personal check for the balance of the down payment on auction day. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.

APPROVAL OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. The auction bids are subject to the acceptance or rejection by the Sellers.

DEED: Seller will provide Warranty Deed(s).

EVIDENCE OF TITLE: The seller shall provide an updated abstract showing merchantable title to the real estate. In the event the seller requires a title insurance policy, one will be provided. However the cost of said title insurance policy will be shared 50/50 between the buyer and seller. CLOSING: The closing shall take place within 15 days of proof of marketable title. Seller and Buyer shall share 50:50 the cost of closing.

POSSESSION: Possession at closing on all tracts. Contact Auction Company prior to auction if possession prior to closing is important.

REAL ESTATE TAXES: The Seller shall be responsible for the taxes due for the calendar year 2010 and the Buyer shall be responsible for the taxes due for 2011 calendar year and thereafter.

ACCESS/ EASEMENTS: Each tract shall be provided acess either by a public road or easement.of ingress and egress. Easements shall be located over existing roads as illustrated by the red line in the auction brochure aerial map.

STATE LEASE LAND (TRACT 12): Tract 12 is being leased from the state of Oklahoma. The annual lease payment is $16,100.00 and is due on Jan 1 of each year. Said lease expires December 31 2014. Seller shall assign said lease to the high bidder of tract 12. The 2011 rent payment shall be prorated to the date of closing. For a copy of the aforementioned lease contact the auction company.

SURVEY: Seller shall provide a survey for any tract where there is no existing legal description or where new boundaries are created by the tract divisions in this auction. Any need for a new survey shall be determined solely by the Seller. Seller & Buyer shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Sellers option and sufficient for providing merchantible title/title insurance. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres on tracts without improvements other than center pivot equipment (i.e. home, barn, bins).

MINERALS: No minerals will be conveyed with the real estate.

ACREAGE AND TRACTS: All acreages are approximate and have been estimated based on current legal description and/or aerial photos. Any corrections, additions, or deletions will be made known prior to the auction.

AGENCY: Schrader Real Estate & Auction Company, Inc., and their representatives are exclusive agents of the Seller.
