Morris Farms History
As the story goes, E M Morris orphaned at 12 years old, rode his horse with all of his belongings in his saddle bag to Notre Dame. He met with Father Cavanaugh, the President of Notre Dame. Given his financial situation, he asked the Father if he could attend the college for free. He promised to pay the University back ten-fold if they allowed him to enroll. Father Cavanaugh believed in his spirit and allowed him to do so.

E M Morris did pay the University back ten-fold over the years. He founded The Associates Investment Company, originally to help needy people, and it later became the single largest financing company in the world. He also founded the First Bank & Trust in South Bend which today operates as 1st Source Bank.

In 1932 Morris Farms was founded. E M Morris began purchasing parcels of land with the main principal of reforestation. He planted over 120,000 trees of many varieties. Today, Morris Farms consists of approximately 960 acres. The many unique and historical buildings on the Farm were either purchased or built by E M Morris and his heirs- including the Centre Meeting House, School House, Morris Farms Volunteer Fire Station, Stables, Red Horse Inn, Covered Bridge, Sugar Shack, Pavilion, several Farm Homes, "Big House" on the St. Joe River, 2.5+ miles of River Frontage, and acres of woods, hiking and walking trails.

Over the years, the Morris Family has been dedicated to maintaining the true integrity of Morris Farms with its scenic river, old buildings, rolling hills, lovely trees, spectacular wildlife and more.

PROCEDURE: This property will be offered in 40 individual tracts, any combination of tracts and as a total 868 acre unit. There will be open bidding on all tracts and combinations during the auction as determined by the auctioneer. Bids on tracts, tract combinations, and the total property may compete.

DOWN PAYMENT: 10% down payment on the day of auction with the balance at closing. The down payment may be made in the form of cash, personal check with bank letter, cashiers check, or certified check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

BUYER'S PREMIUM: A 3% Buyer's Premium will be added to the final bid price and included in the total purchase contract.

REAL ESTATE CLOSING: The balance of the purchase price is due at closing, which shall take place within 15 days from delivery of marketable title. Costs for an insured closing shall be shared 50:50 between Buyer(s) and Seller.

ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers' acceptance or rejection.

EVIDENCE OF TITLE: Seller shall provide an owner's title insurance policy in the amount of the purchase price for real estate sales.

DEED: Seller shall provide Warranty Deed(s).

POSSESSION: Possession will be at closing. Tillable land possession shall be after harvest of the 2010 crops.

REAL ESTATE TAXES: Real estate taxes will be prorated to the day of closing.

SURVEY: The Seller shall provide a new survey if real estate sells in separate tracts. Seller and successful bidder(s) shall each pay half (50:50) of the cost of the survey.

PROPERTY INSPECTION: Each potential Bidder is responsible for conducting at their own risk, their own independent inspections, investigations, inquires, and due diligence concerning the property before the auction.
