TRACT DESCRIPTIONS
Tract 1: 5± ac HOME, BARNS & 5 ACRES This tract has approximately 300+ feet of road frontage. The home is an early 1900s two story with approximately 2580 square feet of living space. It has 3 bedrooms, one large living room and 1 full bath. There is a metal roof on the home. The home is heated by propane forced air furnace. The home is on a partial basement. There is also an enclosed porch and small wood deck. There is a 40 ft. x 48 ft. bank barn, a 32 ft. x 60 ft. pole building, and an open 30 ft. x 60 ft. pole building machinery shed. There is also a 20 ft. x 70 ft. poultry house.
Tract 2: 16± ac This tract has approximately 330 feet of road frontage and wraps behind Tract 1. There is a small open ditch along the east property line. The terrain is mostly level. The soils are a mixture of Blount loam, Haskins loam and Rawsom loam and Pewamo silt.

PROCEDURE: Tracts 1- 4 will be offered in individual tracts, & in any combination of these tracts, or as a total unit. There will be open bidding on all tracts & combinations as determined by the auctioneer. The property will be bid in the manner resulting in the highest total sale price.

DOWN PAYMENT: A 10% cash down payment is due at the close of auction. A cashiers check or a personal or corporate check immediately negotiable is satisfactory for the down payment. The balance of the purchase price is due in cash at closing. For immediate possession of the land, an additional 10% will be required at the close of the auction.

ACCEPTANCE OF BID PRICES: The Successful Bidder will be required to enter into a purchase agreement at the auction site immediately following the close of the auction. Seller reserves the right to reject any and all bids.

EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.

DEED: Seller shall provide a Trustees Deed.

CLOSING: The targeted closing date will be approximately 30 days after the auction, on or before April 24 (or as soon as possible thereafter upon completion of the Final Title Commitment and Sellers closing documents). The closing agents fee for an administered closing will be shared equally (50:50) between Buyer and Seller. Buyer will pay any closing charges due to Buyer securing a mortgage.

POSSESSION: Possession of all tracts shall be delivered at closing, except the home shall be on or before June 1st, 2020.

REAL ESTATE TAXES: Real estate taxes shall be prorated to the date of closing.

Buyer will assume and pay all assessments, including drainage assessments, if any, that are last payable without a penalty after the date of closing.

BUILDING SITES: For purposes of building sites, Tracts 2, 3, and 4 are being offered as a non-reviewed sell-offs by the Allen County Plan Commission. It will be the Buyers responsibility to apply for any Building permitting required by the Allen County Plan Commission, Allen County Building and Health Departments.

ACREAGE: All acreage, dimensions and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.

SURVEY: A new perimeter survey shall be prepared only if necessary to complete Title Commitment. Seller and successful bidder shall each pay half (50:50) of the cost of any survey. The type of survey performed shall be at the Sellers option and sufficient for providing title insurance.

AGENCY: Schrader Real Estate & Auction of Fort Wayne, LLC and its representatives are exclusive agents of the Seller.
